BOOKING
Booking requests should be send with a plain e-mail to us: you will have an answer from the Tuscany dreamers staff within 48 hours, maximum. (If after 48 hours you haven't received an answer, please check your mail and send it again.)
As you receive our availability confirmation, you will be asked to send your identity data and a booking deposit (50-30% of the total amount for short term rentals, 1 month rent for long terms) within 5 days from our confirmation, otherwise your request will be not guarantee. After 10 days, your request will be definitively cancelled. Payments could be done by bank (all bank charges go debited to the tennant) or cheque, directly to the house/apartment owner. You will receive details in order to the payment with the availability confirmation.
Receiving your deposit, the owner book up the accommodation and we send you an e-mail with voucher, receipt and all the details you need.
You will be asked to pay the balance in euro ( € ) at your arrival, after the check in for short terms, monthly for long term rentals.
PRICES
Usually our weekly prices include: apartment, electricity and gas (for the kitchen) utilities. Final cleaning, house linen and heating are additional charges unless otherwise noted. Please refer to single description for further details. Additional charges are to pay in € to the owner or to the staff. CANCELLATION
In the very unlikely event the booked accommodation ceases to be available, we will do all we can to offer something alternative, or we will refund you completely. If you need to change your booking, ask us to know how much it will cost to you (it depends from periods and owners: we will look for the cheaper solution). If you need to cancell your booking, that will cost to you: till 3 months untill your arrival: 30 € (only booking expenses) till 2 month untill your arrival: 1/2 of your deposit after that, all the deposit.
ARRIVAL
At you arrival you will be welcomed by the apartment/house owner, you will receive the keys and an inventory list. For weekly rentals standard check in is from 4 to 6 pm, check out at 10 am. For monthly rentals you can accord with the owner about your arrival time. In any case, we do not guarantee the check in if you arrive extra standard or fixed time, giving no notice of the arrival time. If someone is waiting for you extra standard check in, you will be extra charged €50.
REGISTRATION
According to the Italian low, at the check in you will be asked to show an identity document. It is not permitted to stay in a domicilie with other person than those announced at the arrival and with more person than fixed in the booking confirmation.
DAMAGE DEPOSIT
Some of the owners, expecially for long term rentals and for young people, require a damage deposit. For short term rentals it will be held by the owner untill the end of the holiday, it will then be refunded in full, except for damages.You will have a written receipt by the owner. For long term rentals it will be held by the owner untill the end of the holiday and 1 week more, it will then be refunded in full, except for damages. You will have a written receipt by the owner. We will controll damages for you, in case of problems with the owner.
APARTMENT CONDITIONS AND COMPLAINS
Most of the accommodation in our porposal are directly owned or menaged by the staff. For those we are the only responsible for furniture efficence and coherence with the description and for cleaning conditions at your arrival. For the apartments and houses that are not directly owned or menaged by the staff, we personally ispected and valued them. However the whole responsability for furniture efficence and coherence with the description and for cleaning conditions at your arrival is on the owner. Please refer directly and immediately with the owner for any problem. Please inform Tuscany dreamer staff of your complains, in order to help you if necessary and to improve our service in the future.
TRAVEL INSURANCE
We would do all we can to help you, but we work only to arrange the booking and can not be considered responsible for any problem that may occur during your stay or any damage you might suffer or cause to things and people (for these kind off matters you need to refer to the landlord according to the Italian low). We strongly recommend comprehensive travel insurance. Reservations with us do not include insurance.
